IslandWalk at the West Villages: An Established Wellen Park Community Worth a Second Look

IslandWalk was one of the original neighborhoods inside what is now Wellen Park, back when the area was still called the West Villages. While most of the buzz today is on the brand-new builds, IslandWalk is mature, mostly built out, and consistently one of the most active resale communities in Venice. If you want a Wellen Park lifestyle without the new-construction wait list, this is one of the smartest plays in the area.

The Quick Snapshot

  • Builder: DiVosta Homes
  • Location: Venice, FL, inside Wellen Park
  • Status: Largely built out, very active resale market
  • Gated: Yes
  • Age restriction: None, all-ages community

The Story

DiVosta has a long history of building amenity-rich communities with strong walkability, and IslandWalk is one of the best examples of that playbook. The streets are connected by Venetian-style bridges over canals, the trails are easy to use, and the whole community is laid out for walking and golf carts. Residents tend to stay, which says something.

The Homes

  • Price range: Lower $200,000s up to the $400,000s for most resales, with select larger homes selling higher.
  • Bedrooms / baths: 2 to 5 bedrooms, 2 to 4 baths.
  • Home types: Attached villas and single-family homes with open-concept floor plans.
  • Construction: Concrete block on most plans, with newer DiVosta build standards.

One of the reasons buyers keep coming back to IslandWalk: it's one of the most accessible price points inside the Wellen Park footprint. You can still find an entry point here that simply doesn't exist in the newer neighborhoods next door.

Amenities

For an established community, the amenity package is genuinely big:

  • Resort Center with full clubhouse
  • Resort pool and lap pool
  • Movement studio and fitness center
  • Eight tennis courts
  • Pickleball courts
  • Card rooms, banquet room, and billiards
  • Full-time activities director
  • Miles of walking and biking paths with gazebos and water views

The waterways are a real signature here. You'll see a lot of "view" homes that aren't pond views in the typical sense, they're canal-and-bridge views, which gives the community a different feel than most Florida builds.

Where It Sits

You're inside Wellen Park, so Downtown Wellen, Cool Today Park, and the surrounding restaurants are minutes away. Manasota Key beaches and downtown Venice are roughly 15 to 20 minutes. The location is one of the strongest arguments for buying here.

Who It Fits

  • Buyers who want to be inside Wellen Park without paying brand-new prices
  • Snowbirds who want lock-and-leave living and an instant social calendar
  • Retirees who want walkability without an age restriction
  • Anyone who wants to skip the construction noise and move in next month

Things to Think About

  • CDD fees: Yes, IslandWalk is inside a CDD. Get the current annual amount and the bond payoff balance for any home you consider.
  • Age of homes: Most homes are 5 to 15 years old. Roofs, HVAC, and water heaters are worth checking on inspection.
  • Inventory moves: The most updated homes go quickly. If a home looks ready to move into, expect competition.

The Bottom Line

IslandWalk is one of the rare communities where you can actually buy into the Wellen Park lifestyle for less than the newer neighborhoods, with a real clubhouse, real trails, and a real social scene already running. It's not new construction, and it doesn't pretend to be. What it is, is a smart, well-built, well-located community that holds its appeal year after year.

If you want a tour or a side-by-side comparison with the newer Wellen Park neighborhoods, send me a note and we'll set it up.
